Occupancy:

Maximum occupancy is 6

Reservation:

50% deposit upon booking to hold and confirm the reservation.

Reservation is confirmed when payment is received.

A rental agreement will be sent to you when the 50% deposit is received.

The balance is due 31 days prior to arrival .

If the balance is not received by that date, the reservation may be subject to cancellation.

If the reservation is made within 30 days of arrival, full payment is required.

On last minute reservations, check must be cleared before your departure to Villa  Ixtapa.

Cancellation:

Cancellation received 31 days or more, prior to arrival will qualify for a refund of the total deposit, minus a $50.00 USD which is a refund commission.

Cancellations received less than 30 days prior to the arrival date will forfeit the entire rental amount, unless we are able to re-rent the house (minus the $50.00 USD refund commission).

We will make every effort to re-rent the house. If we are able to rent the villa for the time-period subject to cancellation, we will refund an amount equal to the rent actually received minus the $50.00 USD refund commission.

No refund in the event of early departure.

Payment:

A payment is considered done when received and duly cashed in the bank.

Credit cards are not accepted.

Damage deposit:

A $400.00 damage deposit in cash upon check-in payable in Ixtapa only.

Refundable at check out if no damage nor breach of the lease agreement occurred.

Check-in / check-out:

Check-in at 3:00 pm.

Check-out at noon.

Check-in time may be accommodated earlier, and check-out time delayed, depending on previous and following re-rent.

Miscellaneous:

Minimum of 4 days rental.

Maid service available: $25.00 per service.

Major holidays**:

Christmas, New Year, Holly week, Easter, Spring break, 10th of May, Independence Day, Labor day, Thanksgiving, ...

Monthly lease*:

$200.00 (per month) refundable damage deposit required.

None of the utilities (electric, gas, water, pool and yard maintenance) are included in the monthly rent and no maid service included.* Maid service available: $25.00 per service.

Yearly lease*:

Two months refundable damage deposit required.

Villa Ixtapa is a family-owned vacation / holiday rental in Ixtapa, North of Zihuatanejo, North of Acapulco on the Mexican Riviera, Pacific coast of Mexico. This vacation / holiday rental house / home is for rent by its owner. This is not a vacation / holiday rental condo / condominium. The property comes with 3 bedrooms, 4 1/2 baths, and can sleep 6. It has its own private swimming pool, wet bar, BBQ, gazebo, a direct access to Palma Real golf course, hole #5. Its exceptional location is only 2 minutes from the Palmar beach and 7 minutes from Zihuatanejo. The daily rate starts at $50.00. Yearly lease is available.
